Do you have, say even $250,000 in cash lying around to pay your bills for intensive care after a plane crashes into your home?

Your team, your own studying and due diligence (you better get on a plane before you cut a check - if you are out of town/state), solid management of the property if you do pull the trigger, and a clear plan or strategy is what will result in success - not the market you choose.

I wouldn't go jumping on a plane to travel and see cities at this point----just pretend you're in a 1st class airplane seat as you do your research from the comfort of your home.You could do a search here for "cash flow properties" or "best cities for cash flow"---something like that---and see what comes up.

I am so thankful some fellow BP took the time to reach out and talk me off my plane to Columbus.

We love traveling and I love cars, boats and planes.  

Hard to rehab a deal if its a plane ride away.
