Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me). 

It’s definitely possible to do a BRRRR in OKC on a budget under $100K, but as you’ve found, the MLS options in that price range can be limited and often include older homes.

Even though the numbers may be different or some strategies may be more difficult to execute today it is still great to learn what options are out there.

I have heard it’s cooled down quite a bit and assessing if it’s still a worthwhile option to consider as a market for str or even mtr?
