Every day I mark how many calls to leads I made, how many people I contacted (and was it email, call, text) from my database/past clients....how many social media posts I answered or made, etc.I don't know if that's automating, but every week I can quickly see how much of each money generating thing I did.Do you use Google Calendar? 

You need to know what things cost.

Recent sale of the assessed property is de facto value.Expert is needed for anything else.They can raise the value if you appeal.Comparable sales only count if they were closed before the lien date which is one year prior to the tax bill date.

They need to be the right fit for the group.

Probably not enough the IRA to own real estate given reserves needed and such.

Based on your situation, you will likely need to recapture the depreciation when you convert the property from a rental (STR) to your primary residence in 2025.
