Im not sure if I do enough to call it active but it's my only gig right now since I retired .No involvement , I go check on the property in Colorado on occasion to check it out the condition.from my decades of doing this you pay income tax to the state you live in..

. $900 monthly may be hard to live off if you have no other income, but it's something.

You should be able to learn from their mistakes and avoid them.Can you buy a 2-4 family, live in one unit and rent out the others?

My property taxes more than doubled once the county found out I was renting it out and not living there - they mailed me something and it bounced back showing them California address (mail forwarding lasts a year).

Everyone who lives in C class properties is not getting evicted.

That way you can confidently say that all heat that gets clocked on the meter has reached the living space of the individual footing the bill.
