You don't need 6 LLCs, you need probably half that.

From Riverside to Havasu or Kingman is only a 4 hr drive and houses will be (roughly) half what you'd pay in Cali.

We require 3 consecutive years minimum, but allow a 1.5-month gap if the prospect is relocating at least 50 miles.- Screen for evictions, and serious felonies, and search the court systems.

They can also claim you were 2000 miles away and not there to make decisions or provide feedback, and if you never visited the property that is another X against you.

If your goal is to become financially free quickly, your best bet might be to sell and buy something you can house hack but if that isn't an option, keeping this house rented for the next 10 or 15 years could essentially retire you so long as you can find a way to avoid losing half of it to taxes. 

We do have room to add another half bath which I plan to add before doing renting it out.
