I have studied my market and my competitors.I am upfront about my price and fees so there shouldn't be any sticker shock as people are scheduling showings knowing the rent, security deposit, app fee, and pet deposit.

Expect sticker shock when you can only find $2 20A outlets along side those 50 cent 15A.Lot's of little gotcha's if you haven't done this before.

Probaly the easiest 16K you ever made unless you encounter the unexpected.....the rehab takes longer than expected so your holding costs increase, you find "other repairs" that eat into your rehab costs but I think you have that covered because you doubled that expense.

I have yet to personally encounter this BOA condition, I ran it by my 2 local title companies here in Oklahoma at the end of last week, they both went up the chain to Head Legal Counsel and both TC stated there was NOOOOO WAY the would write a TP on that stip....we will see what happens.
