The idea of jumping in for a turnkey property around 300k in a great area still scares me a little but based on all of my numbers I think it will be profitable going forward.Any thoughts or suggestions from the BP family as it relates to calming my fears for not solely looking at cash flow numbers and evaluating a deal in other respects.

I am calm).Dodd Frank WILL come to play if you were to do an assignment of mortgage, land sales contract, deed installment, or mortgage wrap (because you actually hold the deed and therefore are the seller)... but there are a number of ways you can resolve this.... use a real estate attorney to structure your deals with your end buyer.

I for one deal with extreme highs and lows with emotion and find that RE and REI are a calming factor, due to the fact that you almost forcibly have to remove emotion from the decision process.

Non-recourse debt is very hard to find right now so signing for the debt should drastically change the return structure for the GP if they are who is guaranteeing the debt.Cash flow waterfalls in general should go mainly to return capital to LPs first and be distributed to GPs when they beat what was promised.
