Revisions to the most recent jobs data shows us that they were off by almost 1,000,000 new jobs being created which tells me the job market isn't as strong as we are led to believe which means were closer to a recession, lower inflation and subsequent rate cuts from the FED.

I want to know if it is possible to use this home loan for STR’s since I know STR’s (Under Tax Code Section 469) is one of the routes any RE investor can take to reach “Real Estate Professional Status,” and so use passive losses from my property to offset active, earned income (My W-2 Job in the future). 

Thats what makes our job as accountants so fun.

When I became aware I had to severely change my rental criteria from "dude, you seem ok to me" to Show me your references, job pay stubs, credit history with no R2's, ete, etc, etc,.

I grew up north of San Francisco but moved to Reno, NV to live and invest because of it's proximity to CA, low property taxes, stable job growth, diversified population growth, lower prices, strong rents, much more landlord friendly tenant/landlord laws, etc. 

I also have a full-time w2 job where I find myself working close to 55-60 hours per week.

Sounds like you could quit the stressful job now and finding a more relaxed job that pays 50k to make up the gap shouldn’t be that hard.

However, a painter will know how to do the job efficiently and effectively.

If you have a time-consuming day job, $950 doesn't seem enough to add to fully self-managing all of them.
