Everyone hates doing it but good ol' fashion "belly-to-belly" sales is the most effective marketing out there.Unfortunately the only way I have found to create a list of junker houses (assuming this is what you want to wholesale or buy) is to drive neighborhoods and make the list by sight (or have a bird dog do it).

@Evan BellI pay about 3% of gross rents for a standard rental dwelling policy and a $1MM umbrella policy for a 2 unit side by side in Southern California through AAA. 

@Jake Thornton I don't have the answer to this but I'm replying to give this some "forum juice".

He discovered that the pipes leading to the city lines beneath their back yard are bellied and they are facing roughly $6200 in repairs, not including the cost to repair the deck, which will be torn out, fencing, and replacing the landscaping. 

got the LSI idea from Google to handle the text fields, and copied a weather map output to delineate the geographical boundaries that make it all work but no way to test it without more code writing skills and computing power than I can muster at present so anybody know a good code writer cause I think I can get to a set up with enough juice to grind it and see if it works.

Can you rent out a room or two and really juice your monthly income to start knocking those bills down?

I would juice up your numbers more than normal to cover for the headache factor.
