A Heloc is an open end mortgage same as a credit card the only benefit is that you only pay on the amount you borrow.

I just did one for like 28k, was a little short on a closing cash purchase. 

The only situation when the stairs have to be used on the top floor is when going downstairs to the backyard.  

Are they free & clear or have loans on them?

I will not comment as to the tax laws and underlying rules - that is a discussion you can have with your tax advisor who presumably you are paying to help you.What I will do is provide practical and business guidance on tracking time.Firstly, there are apps available that can assist with time tracking where you can specifically detail your time, who you met with, etc.

I would love to benefit from the savings of grouping the listings as a primary with add-ons, but the last time I tried that, there were multiple issues on their end.
