Every fall I send calendars of scantily clad women with my advertising to the H.R. dept of every contractors company that has rented from me.There are magnetic signs on my truck.I have a side job. 

I was there in grimy work clothes finishing up some minor odds and ends and they assumed I was just "a worker".

Maybe you could hook up with one of these battered women groups, and turn the place into a shelter for battered women, Where the charity would pay for all of the rooms and just use them as needed. 

Bringing in 6 drunk friends in the middle of the night, especially in a house of women, is a recipe for a disaster.As for the cat, she shouldn't have left the door open, but unless it resulted in something happening to your cat (eg getting in a cat fight resulting in a visit to the vet), you can't make her pay you anything for that. 

Most likely these are women raising children on what translates to $10 to $15 per hour.

So, you need to be prepared.Potential expenses to consider:Food, shelter, taxes, income taxes, fees, insurance, health insurance, medical emergencies, family, auto payments, auto insurance, utilities, cell phone, Internet, clothes, and pet care (if you have one).

This laundromat’s washing machines cost more than I thought, but the time of washing the clothes was fast: 22-27 minutes.  

Personally, I like the all-in-one units but they are expensive and poorly suited for larger units where it will take forever to get a load of laundry done (since you can't move the clothes from the washer to the dryer).

Now is the right time to reevaluate the due diligence process, as I don't have to tell many women partners distress in the market with a positive tribulations and capital calls that are coming down the pike.
