Never waver on your screening standards or on strictly enforcing every aspect of your lease.

Our only significant issue arose because we wavered from our target market and accepted a roomer who was not a student (international or otherwise) and, as it turned out, had cognitive challenges.  

In fact, every line item of my contracts require the tenant's initials, confirming they've read and understood each and every one of the terms, and I don't waver. 

That’s a lot more leverage than an eviction for gods sake.I have a lot of sympathy for the difficulties of your position but you took me aback when you seemed to be wavering and saying “oh man it would cost me so much with them not paying rent” and it seemed like you were thinking of keeping them.

I have wavered a lot over the past year as I've considered investment property for both flip and buy and hold in Chicago suburbs such as Park Forest, Dolton, and Calumet City.

I can at lease control my RE purchases and holdings, whereas the stock market is so fickle and ever wavering with every bad earnings report, Fed whisper, and now Corona virus.

In many if not most states the liability waver or indemnification probably won't protect you against Liability for failure to fulfill your landlord obligations.

So you have to be careful to manage your own criteria and not waver from it, which unfortunately means less deals and more offers to land your deal.SFRs have their own positives and negatives.
