@Scott SweitzerYou can do a waterfall structure where you get a management fee, then the profits go to investors for the first x part of the return then when that hurdle is met then there is some type of split.

In these deals instead of a preferred return there may be a series of waterfall hurdles bases on the IRR of the project.

You can do it more like mezz where maybe they get a preferred return and then there's a waterfall of profits after that.
