I'd personally say pulling your water heater out and replacing with a wall mount on demand one, would be worth the cost to have in unit washer dryer if you are staying there or renting it, it would be worth it.its always worth doing the big stuff well and correct even if you are cleaning up after someone, the long term hold always prevails, its just a little frustrating front sometimes, but hang in there!

Pull out a spreadsheet and go through the tools everyone mentions to run some comparables and take note of photos, amenities. 

A unit within walking distance of the Blue Line in Wicker Park might rent for $2,200/month compared to $1,700 further away.10.

It amazes me the nice cars, clothes, and general stuff that my renters have compared to what I own. 

You can also look into building a rental portfolio which is a little less hands off compared to flipping.

In addition to this, I've had 2 clients this past year tell me they used Airdna in '22 and '23 to see projected and estimated income and was drastically different than actual income made with very comparable properties. 

They said this is an older home, and has had some minor renovations but it probably would need some form of work if comparing it to the fully reno homes in that area.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
