After researching more about PAce and watching his videos after watching some real information from Bigger Pockets and other REIs, stuff like, fixing a place, what is actually a good and whatnot, I realize Pace doesn't really know anything.

You always have to watch for scammers but they aren't that big an issue.

Basically, it turned off our furnace and I watched until temps started hitting 56F inside, then reached out gently to educate that our AC (blower) is disabled in the winter and the furnace needs to stay on.Hang in there.

I can see how Gatlinburg/Sevierville/Pigeon Forge has an oversupply (even though SMNP receives the most annual visitors per year of any national park and double that of the #2 NP)… though, from what we’ve watched in the last year and gathered from our realtor in Knox, both Knoxville and Chattanooga homes are still going for over asking price which would indicate an under supply, no? 

For the person with little to no wealth, just getting started, putting their eggs in one basket and watching it carefully makes more sense, likely up to the first $500K - $1M. 

Now copy that formula into row 74, then row 75, and so on and watch the "Additional Payment" amount increase.

It is ok to make $30K on a deal--just watch your risk. 

I never buy into these just watch and learn that is it.

But I've watched a lot of cases carefully & studied enough of the law now to know there are ways to fight it in court.
