Even the title office acted squirrelly - they recorded the docs several days apart, even though they were signed on the same day & notarized by the same person.

Your seller will have to get the deed notarized and I tell them to visit any post office box or UPS type store.

A Beneficial Interest under the Land Trust is considered to be Personality, not Realty, therefore a Transfer of Interest need not be witnessed or notarized.

It can work many differ ways, The title company may have a notary in the state where your client lives that can go to their house and sign all the documents, or the title company can mail them the packet and they sign all docs, have it notarized and Fed Ex it back.

But for death... would it be acceptable for me to execute a notarized document between us like a "Designation of Successor Shareholder" wherein I declare that in the event of my death that she is deemed the Successor Shareholder of 100% of my SCorp's stock and entitled to all rights and privileges that such a position entails?

When I filled out the paperwork for the trust with NO PROPERTY in it and tried to get it notarized (so that it would have validity), I was told that it couldn't be notarized since it was incomplete.So, since I can't get the empty trust notarized, I'm kind of stuck.How do I handle this?
