you could look out of state but I feel it’s risky especially being new. try to find something 30 mins out from where you are located, small cit/village/township etc. it’s expensive in my city (cincinnati) but i found something right/just under my price point. it’s a 38 min drive from my job but it is mines :)

right now I am looking at the Library Village area.

Working class neighborhoodsParkway Village and Hickory Hill -38118, 38115 similar to Whitehaven Westwood/west Whitehaven - 38109 - some good finds.

But I'm also curious about areas like Hungarian Village, Southern Orchards.I'm an architect with a little experience general contracting. 

Mid term rentals are going to work best in Canton, Fells Point, Federal Hill, Locust Point and Charles Village.

North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.
