I also got a written and signed agreement from tenant that is notarized for him to vacate on or before 2 weeks deadline after closing. 

Airbnb already became a synonymous for family vacation.

Essentially giving them 30 days to vacate (assuming you can do that in your area).

I live in a popular vacation town in the mountains of Western North Carolina.

But if you have a cash buyer who is specifically looking for income property, and even more specifically a vacation rental property,  I firmly believe that there is a value add from having a working STR there.

Posting is insufficient, absent court order for alternate service, if the property is not vacate.

Hello everyone,My business partner and I are considering buying in Niagara Falls as a short term rental investment and we'd love to speak to someone there running a vacation rental.

In that one, my friend filled the legal paperwork and got all that going and in 11th hour the buyer surrendered property back, vacated and paid up all outstanding monies, cancelling the contract mutually.

I certainly hope people weren't refinancing to go on vacation :-D But you would refinance to get the cash needed to buy the next property.
