First off, the deals we are using the LOC for are solid, profitable deals even in the worst of circumstances.

So if the potential resident wants to drag their feet, but another party books on AirBnB, then that's just unfortunate for the FF lead. 

@Ryan Rubel There are certainly quite a few restrictions in those two areas, in Carlsbad you have to be within the coastal Zone...I have a multifamily in Carlsbad Village a block outside of the coastal zone so I'm unable to operate it as an STR unfortunately.

Unfortunately  alot of the renters treat it like a rental car and leave it with significant depreciation.  

Unfortunately, usually when people get something for free they don't value it.  

Any other sympathy is unfortunately just Poor Business Practice.  

@Deirdre Lizio like any business, you will encounter customers that:1) Appreciate great service and are willing to pay for it2) Appreciate great service, but are price sensitive3) Only care about the lowest price, yet unrealistically expect great service4) Multiple variations of the above...Unfortunately, the majority of us default to #3:(

Unfortunately many landlords take the first group they find in these situations and come from the ideology that all college students are slobs so no sense offering anything nice. 

@James Wise  unfortunate but yes, 100% true.

I'm not sure how they can not see it was not an "act of god" with the circumstances.
