The agent told me to touch base with the lender on this that they were uneasy about this.

I have done some flips in the past so I feel comfortable working with rehabbers, doing my own bpo’s etc.I have bought notes in the past, and will in the future, they are too much work to FIND for lazy me, and I always felt uneasy about the origination process of the private notes I bought, I thought maybe the disclosures weren’t complete or whatever…I like having control over the origination process.

I had planned on making a cash offer at $10,000 for the house w/ $11,000 in improvements, and $4,000 in closing costs= $25,000 invested.I have enough cash to cover this amount, but it would be over 50% of my cash which makes me feel a little uneasy.

Uneasy times in the Calgary market should soon create some opportunity for investors.While consuming all of the information here on BP, keep in mind though much of it is universal, it does have a U.S.A. bias and things will be a little different here, particularly in finance, regulation and taxation.  

I did tell him I was uneasy about the Detroit, MI market but according to the information we found it is NOT 100% run down and certainly worth more than we bought the note for. 

I know the shooting from the hip may work in some circumstances but what do you follow to make the uneasiness of one work?

I really like the concept of wholesaling, however this is one the things that make me a bit uneasy with it.I guess that this is the type of situation that you have to deal when the issue arises.... would love to hear from other active wholesalers here on how they deal with this.
