I am sure myself or someone I know can help you out in SE Ohio area. 

My biggest concern would be the location is not that interesting for a “vacation” per se.

I can help with understanding and knowing which markets to consider in the SE USA.

I'm not against this concept per se, just trying to understand.  

Building a model, while not "easy" per se, is a commodity.The ART comes in from your outlook on the broader market, the metro you are in, the submarket.

I get your post and the dilemma with your brother, it may not be an "investment" per se.
