Jobs aren't bad, the wrong job is the problem. also having no job will crush your ability to use leverage. take your time, find a place that you can use your talents, grow, and be inspired. you can jump head first into real estate, but I would suggest that you implement a goal, plan on how to get there, then implement.

Buy and Hold deals don't really require any special talent and could eventually provide you with positive cash flow and give you an increase in value that could allow you to retire comfortably with all of your properties managed by a property management company doing the daily management and sending you some checks every month that you can survive on and, hopefully, doing whatever you want to do.

Regardless though I did learn a few things there mainly how to look for decent properties which I like to brag that I think I actually have a talent in.So since I had no money I decided to go to college for computer science.
