That said, unless you're sitting on dry powder (i.e. another stash o' money) you're putting the cart before the horse. 

Whether it is real estate or stocks, I like to keep my powder dry and like to make large investments when there is blood in the streets in the equities market like February 2002, and March 2009 or Atlanta's real estate market in 2012 when equities and real estate prices were trading hands at 1996 prices.  

agree to the extent you can house hack  4 plex in your area with FHA loan you get in with minimal down you live there a year.. you keep your powder dry.with your skills I would look for value add .. buy one do the work  then refi. don't go spending all your cash.. keep no consumer debt and keep collecting cash.. real estate will always be here.. it always has.. be selective and methodical and in a few decades you will be smiling.

When using 'Z' furring, you will be using less metal than track and studs but you would want a powder or gas actuated gun.Hopefully the job is done for you.
