At least I am drawing my conclusion from my knowledge of algorithm, higher education and real estate experience on top of handling thousands of guests and residents with my own hands. 

Holding costs if renovation will be required (interest, builder's risk insurance, permits, porta-potties, lender draw request and/or inspection fees, etc.)

You don’t start paying on the rehab portion until you actually draw that money, but you will need to start paying on the purchase price immediately. 

You then draw your HELOC balance as the down payment for the flip.  

Also had a random thought how it’s interesting that these laws are getting passed by the state and they seem to magically get altered in the subsequent years in very significant ways.

If you have a lender they should be getting lien releases as they pay draws.

@Dani Murai, while I can't give you a name of anyone in your area (I am not from there), when you are interviewing contractors, here are a couple things I have seen:I avoid any contractor that has a draw schedule based on percentages, i.e. 1/3 up front, 1/3 at halfway completed and 1/3 at completion.  

But, I feel lots of these video influencers basically draw a "cult-like" following, for lack of better term.
