Hello, I have a primary residence and about $10k in bad debt (not including car note, student loans and a small medical bill).

IRS definition of a dependent.To claim a child as a dependent, the child must be under 19 or under 24 if a student.

Also, did you have any other loans (ie student loans, primary residence mortgage, etc) when you took on the $25k?

I am a soon to graduate 22 year old student athlete/Husband/Father.

I certainly Do Not know it all and will never be able to learn enough even though I continue to be a student seeking knowledge always.   

While a small (very small) portion of real estate investors who enroll in any course, succeed, the few successful students are used to draw in other students who likely will not succeed.
