(sustainable resource)- Use energy efficient light bulbs or dimmer switches (I heard E/S bulbs have mercury in them so I stay away from that)- Install a day/night programmable thermostat- Replace windows with double-pane LOW-E.- Install added insulation (attic, basement ceilings, ect)- Install Energy Star appliances- Convert oil furnaces to gas if possible.- Upgrade furnace to high-efficiency unit (90+ rating)- Convert oil water heater to gas if possible.- Recycle: demo, paper towels, drink bottles, ect.- Replace the toilet (old toilets use a lot more water!)

The property is a triplex, townhouse style, vynl sided double pane windows, roof is three years old.It was built in 1990Each unit has two beds 1 bath, 850 sq ft and 2 parking spots.

Around here, aluminum windows are common as is needing to replace them at some point.With wooden single (lower pane moves up, upper one is fixed) or double hung (both panes move up and down) windows a common trouble spot is where the two panes meet.

In a 50s house you have some of the same issues as a 20's house ... exterior walls aren't insulated, single pane windows, wood rot under bath and kitchen, plaster or concrete walls.
