I’m kind of the living stereotype of someone that’s profoundly mediocre, but saves more than he earns and invests the difference over a period spanning years.

The Valley spans from Palm Springs and Desert Hot Springs in the West, to Indio and Coachella to the South East.

Most websites say carpets have a 7-10 year life span and others say landlord is responsible for replacing carpet every 5 years, which that does not make any sense to me.

Garner spans a lot of area.

BEFORE the vendor bounced $16,000 in checks to me over the span of 6 weeks (I made $4k a week net so checks would clear for a week, then bounce again, then clear, then bounce).  

These are standard definitions that span to other industries, not just real estate.

If it were me I definitely wouldn't cash out retirement with those hefty penalties, you have 2 years to find something in the same pay range and area, maybe nothing comes up but it only takes one over the span of two years. 

I usually look in the area just north-east of downtown LA (the region spanning Eagle Rock, Glassell Park, Montecito Heights, all the way down to City Terrace).  

If you have concrete, established businesses with consistent income spanning multiple years, these problems seem resolvable.
