Utilize your resources on here and I'm sure you can come to a happy conclusion on wheather to self manage or hire a PM company.  

I own real estate investments and I own other asset classes like stock, crypto, etc. and there are pros and cons to all of them.I will say there is nothing wrong with selling your property and utilizing the cash elsewhere.

Unless a different one would be better that you could suggest   If you are house hacking you can utilize 3-10% down. 20%+ is great to put down but not always possible.

Due to item 1, adding an ADU can require years to start achieving any return (once the accumulated cash flow recovers the initial negative position).4) Adding an ADU is a slow process.

In order to do this you need to have deal flow and you need to know 1) How to recognize a good, profitable deal, 2) How to put together funds quickly to buy the deal before someone else does and in such a way where you are protected and the deal is protected, 3) How to run the project so that you follow the budget and don't overspend or overbuild, 4) How to attract an end buyer or a renter and which documents to use to protect yourself and the buyer, 5) If you are going to keep the property then you need to know how to set up the property from the start to best help you in the refinance later, and 6) You need to know how you are planning on managing the property from the beginning in order to make sure it will be profitable at the end.

@Mindy PerryReally doesn't matter what software you pick as long as it has the features you want.Two biggest challenges with ALL software:1) None are perfect, so deal with the tradeoffs2) Most users rarely put in enough time to really understand how to utilize the software.
