In my area, they also record the code violations at some point so a potential buyer can often go the County Recorder's Office and look the property up and see the inspector's notes and what specific items failed to pass the inspection.

The builder will have specific items only that they are looking at covered in the one year.

I have to do a review of the plans after I get them, I just don't want to spend $3,000 only to get a sub-par plan that I have to do a large amount of modifications to (other than site specific items), in order for it to actually be something that can be built.

You can get a pretty good idea of pricing for specific items.

We looked in a couple of their stores to see if any specific items were on sale and found a 7ml vinyl plank style we like at just $1.49 per sqft.

As someone starting out, the reason I would avoid using the BRRRR calculator is because it may allow you to not remember specific items.
