I find that it's almost a one stop shop in that I can use it for my business checking and savings accounts, bookkeeping, for rent collection, I can issue virtual credit card, I can create all the financial reports I need to run my real estate business and prepare for tax filing and through their partners I can vet my tenants, develop state-specific leases and more.

You're better off focusing on specific markets, specific neighborhoods, analyzing numbers, and building an ideal buy [box].

The Midwest, including cities like Detroit, offers some of the best opportunities for affordable properties with strong rent-to-price ratios.

By teaching them how to make money instead of offering a crutch.  

May I ask why you are specifically looking for smaller deals? 

Did USAA give you a specific list of renovations they want done?

It’s a city I know well because I built a 12-door portfolio there between 2019 and 2021.Detroit offers a lot of value in terms of affordability and rental demand.

But on this specific guy, I jumped on a call to explore the program and it was a high pressure sales call, it did not feel organic, not trustworthy and certainly did not feel the right fit.Why would someone spend 10k on a so niched-down space of real estate when they can get someone for the same amount to teach him/her everything?
