There were some red flags prior and I should have trusted my gut on those, $2500 lost. 

There's probably a better deal out there, especially without getting an inspection (a big red flag)..

I am also following your opinion and analysis as well.You were said before that you met this hedge fund guy (or whatever) that their AUM is hundred times more than your AUM correct, but while you able to manage your portfolio and management, their portfolio is all at red. 

This allows me to make a full decision knowing the nature of the repairs, cost of repairs and have the ability to back out of my offer if there is a red flag or major foundation problem that increases my repair costs dramatically higher than I anticipated.

Just don't change your address to your parent's house, that would throw up a red flag. as long as that remains your primary and you aren't renting it out for at least a year after purchase, there shouldn't be any issues. 

Also, bitcoin in this instance is a pretty glaring red flag.

Fortunately ours was not red tagged but both times had heavy damage (but less than most properties).
