To do a short sale purchase and resell at a profit, if done correctly, with disclosure and in the proper sequence is not fraud.I would be interested in the cases in Maryland that you speak of.

IMO if you're not getting at least 12% on your money you're better-served investing passively in index funds provided you have a long enough time horizon to stomach the sequence of returns risk when divesting. 

FP works great and I was able to set up an elaborate Follow up sequence for leads that can go on for years if needed.
