Selling slower here too--FL you have a lot going on--midwest has a seasonality effect. 

Also, how do you factor or account for an area/town that experiences lots of seasonal tourism, compared to the town that does not? 

You said "your neck of the woods", where are you located?

Your issue more so is the seasoning period for the refinance is what it sounds like.

The thing to know is that there are a lot of seasonal owners so, many properties that look "vacant" are actually held by out of staters from MN WI and IL.

This seasonal slowdown is typically predictable and manageable.But at the end of 2024, we saw that increase jump to over 10 days, pushing average DOM from 25-30 to over 40.

Not every STR has to be a 4 Seasons and even those I've waited on service before and it's not like someone was breathing down their neck waiting to revoke their hotel license when it happened. 

The only times this makes sense is if you are in a really hot market, especially seasonal ones where you might have 100% occupancy for the summer months or something.

Now if you are seasoned and portfolio is mature and you are not as concern about maximizing income then I can see a migration to SFH might suit someone.  

We also have shorter seasoning periods than most for cash out.
