It's mostly a joke.I think it did good - the influencer who opines regularly on cap rates, interest rates, the Fed, inflation, and is generally an economist, or even a bit of a philosopher, probably does alright!

For example college rentals generate some of the highest ROI of properties I come across in New Jersey but it depends on the school and location of property.

Other KPIs and considerations you should evaluate when talking to any lender who offered private placement of loans/notes are historic default rate, how quickly they can place your funds (do you get preference over their income funds, for example), average interest rate - borrower note rate and what is passed through to you, are loans serviced by a 3rd party servicer or in house.

With that low interest rate, you will have paid down a lot of equity in the deal and should be able to finance with a bank.
