Personally I scan the local MLS each night in my target neighborhoods to be familiar with any new properties that may come on the market that I might be interested in.

Take good photos at the walk through and if the wholesaler gives you an estimate of repairs then shoot the video/pics to the GC to get their opinion of the wholesalers estimate.   

Pic 1 is the interest rate paying 10 percent down and the lender giving us 6 percent in closing cost coverage.

Just for fun I looked up the rate to borrow against your portfolio... 7.8 - 10.88% VARIABLE interest at ETrade from Morgan Stanley (see pic).  

Most just scan it into the computer and send it as an attachment to an email.

I can't tell from your initial statement if you're talking about one property or two. 2/1's can be good for travel nurses, especially for those who want their own space.

At 4.5 stars, you are really hurting in a very competitive market so you might consider redoing the pics, more themed kids bedrooms and start over.
