@Joe San it's not unusual to pay a higher price for a multi-family.

Hot water is used to wash and sanitize the dishes and all items inside of the dishwasher tub.

I have several concerns:1) Right now the property is not safe to live in (there is potential and precedent for sewage flowing IN to the unit) and I'm concerned about health and sanitation issues. 2) There is no lease currently in effect.

Quat sanitizer is widely available at restaraunt supply houses, in low concentrations, it's used to wipe down tables and countertops as a sanitizer, in higher concentrations, it's a pesticide.

This will have some type of sanitation either sewer connections or septic system, water well or metered lines, and an electrical drop. 

The water has been pumped out of the 2 rentals but now I need to clean and sanitize.

Calls were made to the sanitation dept of the city, the waste collection contractor, no improvement.  

There are many aspects to consider when buying land like parcel legality, deed of easements, road access, fire dpt requirements, geology, soil, slope stability, drainage, sanitation, utilities, zoning, specific ordinances, specific commissions to satisfy etc; you must hire a geologist and an architect or planning expert to make sure your project is feasible before closing.

We check plumbing, electric, HVAC, roofs/gutters/drainage, smoke/CO alarms, fire extinguishers (if present), window/door function, egress pathways, chimney/fireplace, and sanitation.
