I think it’s a great idea for BP to add a second and third loan option on the calculator as with prices and interest rates being higher I bet a lot of people are using these options now.

As a rental, tenants will likely prioritize the location over minor inconveniences.Your strategy of betting on appreciation and eventually pulling equity makes a lot of sense in this market.

I'm willing to bet that there are more instances of contractors burning investors than the other way around.

I found working with investors from around the country it is much easer and safer to let builders do what they do best and I will stay on the investment side.  

I believe the best bet to get a good deal is to target pre-foreclosures with good chunk of equity.
