Hi guys:  What is the classic / bible of mobile home investing? 

Classic case of over-promising and not being able to deliver.

I put alot of importance in reading, so I made them read classics at 1st, then mindset (think and grow rich etc) then financial acumen (rich dad etc) thankfully they all have w2 jobs so 401k match, roth etc. 2 are homeowners (don't want to be REI investors) but the last 1 is saving for REI investing.

As near as I can understand, he would have disintegrated that by repurposing it a holding company; so instead it will be a management company with series LLCs and my other little properties and another little income stream in management agreements with it as well, to get me to an income threshold that makes it more fundable.

Classic path of progress stuff in a close-ish market.The other option ( which could be very unpopular) is to sell both and preserve the down payment funds. 

Classic example of imposing externalities on others. so the reasonableness of regulation depends on the context.so yes, your absolutist position is rubbish. 

"thanks for reaching out but we are currently only working with more sophisticated investors and buyers"...is a classic!  

This is a classic case of over analysis.

I don't know where your property is but can you repurpose the space?
