If you start buying properties in Class C neighborhoods, you can take advantage of higher and more stable rents/renters with Section 8 vouchers. 

It also performs well because the renters like a new property in a growing area.

An area might be doing downhill somewhat but as long as the tenant pool thinks of it as C class, then C class renters will apply and live there.

Now that people are starting to socialize again and this city is opening back up soon, I would imagine that many renters and visitors will be coming back to SF in the next year or two.

I think the property is a nice property for renters.

Do we take equity out now to buy next home, rent this home now, and save MTR OR LTR cash flow to do repairs in between renters?
