Yep --- It's called CA Community Property Law --- The California Family Code governs all aspects of marriage and divorce, including how assets are divided. 

Personally I'd prefer a single family over a condo just because of the control aspect and HOA nuisance. 

I mean we used to sell notes in the day with a " With Recourse endorsement" in CA that meant you had to make good on the note.. but don't think those are done anymore with the scrutiny on the securities aspect..

You need to be taken seriously in all aspects.

I think you need to weary about several other aspects with an STR. 

Unless you are doing a serious amount of volume , both from a cost and performance aspect, it will make more sense to outsource.

Parts of it are similar to SFR, some aspects translate, but they are different worlds in different universes.
