Do you setup insurance right away with the closing date on the AOS?

Due to clear title not being produced, we signed a release from the AOS form confirming that our deposit would be returned.

Even now with 5 to 30 offers on any listings, once the seller has an AO its hard to go back.

Its not always the case that the end buyer will ask for the original AOS or purchase agreement.

Look for at least an 8 mil wearlayer and a scratch resistant finish preferably AO or  Ceramic Bead. 2.5 mm thickness is the least I'd recommend, preferring to stay with a 3mm or 4mm as they don't show irregularities in the  subfloor as easily.
