So synch your  web site(s) and mobile app created to create an interactive site for investors and then...write articles and blogs as an expert in your area of focus (single-family, multifamily, commercial, etc.) on that landing page which redirects to your involvement on REI web sites. 

Redirection of that immediate income into a TSP might require using some of the $70k for meeting monthly bills. 

I have seen several court directives where rent tenancy is maintained, but the rent payments are redirected.

To your question about property-specific emails, yes, I do have a domain name registered for my vacation rentals as a group, but am really only using that for my direct booking website and as an email redirect to my standard email for repeat customers.

Maybe you just hate that property and want to redirect your capital.
