I know pools are a must have amenity to compete in many markets and I have to admit that I'm a bit hesitant to enter those markets due to the potential liability risk.

Commerical loans are totally different then residential loans, you have to enter a contract and go through a due diligence process before you totally commit to purchase the property.

That bet didn't pay...At the end of the day, deportations and tariffs are things us RE investors can't control, so instead, focus on things you can control. 

You can look on Zillow at other houses for rent, you could also contact a RE agent and ask them for an opinion. 

We have a decent amount of cash to be able to invest so I'm trying to figure out what kinds of investment strategies local RE experts in Spain are doing.

Chapter 13 is where debts are re-organized and paid back over time in monthly payments.If someone has filed either chapter 7 or chapter 13 previously, they are less risk than someone who has never filed.
