I can't connect you with IRA/401k lenders, but certainly you can educate folks on this concept.

It took awhile to catch on, and it was the likes of airbnb and VRBO that took this concept to a new level with global exposure.

@Tim Ryan If I am understanding this correctly....you rationalize your mentor's decision to offer mentorship despite only a 2-3% success rate because it's unclear who will be successful and therefore nobody should be turned away.

You are only promoting participation trophies and rationalizing poor marketing.

It is a simple question, one many of us see, but it is an advanced concept for flippers and knowing how to work within seasonality if it is a factor in your market.  

This fantasy is like thinking you will ever get better cost on items than Walmart, it's a childish concept.
