I've invested mostly in multifamily but have also invested in a mobile home park, light industrial, oil an field, and a Yacht Club / Bed & Breakfast deal.  

We're about to do a pretty complex commercial renovation and build/convert a old hotel into a bed-and-breakfast...we're looking for funding over the next 3-months or so...SDIRA never crossed my mind.

I don’t think it wouldBe an issue after closing with a 5th unit because it is not like you are altering the property into a bed and breakfast or boarding house.

The Waffle House had a surprisingly good breakfast.

some cities will consider it to be a bed and breakfast and may require additional approvals.

A vacant house isn't a good place to serve breakfast. 

Obviously an older property with deferred maintenance would have more need of repairs than a turnkey, but then some newer appliances break faster than older ones.
