I also think there is an inherent conflict of interest when an attorney purports to both represent the buyer/lender/insured and the title insurer.

Weirdly, I remember speaking to someone by the name of the plaintiff who purported to be her landlord and confirmed that she had been paying on time.

Any instrument purporting to transfer the owner's right of redemption is void.
