This is easy to explain and I think it would be helpful for the public to understand that agents are typically independent contractors and not employees, and that their brokerage actually receives the commission, not the agent.

We don't practice discussing the details of private transactions publicly, thats just not good business.

-As far as trying to sell land with no access, sometimes I've sold those to neighbors who want to increase their acreage, or utility companies, cities or other public entities who could use the piece for whatever reason.

Doing anything to burnish the reputation of the sick and rotten syndication industry on a public forum that caters to new, unsophisticated investors is disgusting behavior.

Well, I heard about this tactic, and was so excited to try it out until I tried looking through Jackson County’s public records portal here in Kansas City.

I recommend people doing a side gig on what they specialize in.I am an accountant and when I worked within large public accounting firms, I had a side gig of bieng an accountant.I had a salary with my employer so regardless of how much more hours I put with them, i would be paid the same. 

If you don't have experience, hire a public adjuster. 

I have thought about Fundrise (medium success when I invested there), Crowdstreet (I have not invested there but might consider), farmtoghether (20k invested there already) and groundfloor (bad experience so not looking to invest there).Any advice will be appreciated.There is no greater wealth than peace of mind - Buddha - I have both directly owned real estate and passive investments in my portfolio.And if you're an accredited investor, then you have many options for investing in real-estate passively (and that don't involve all the stress of direct management nor putting money into public markets...which tend to be much more volatile).

A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!
