Worst case scenario is that you get proficient at analysis and your market dynamics...best case, you find some deals. 100% of my portfolio is comprised of property types that I hear comments daily on BP that others don't consider them ever to be profitable.

The best advice for agents is to become extremely proficient at one area... it may be working with investors (many agents say they are experts at it yet they don't own a single property), waterfront properties, 1st time home homebuyers.. etc.

I believe in "defensive driving " - in other words when on the road assume the other driver may not be proficient, may shoot the light, may overtake where they shouldn't, etc.- Not all drivers are bad - in fact most are not, but when you do come across one, you won't be surprised, and hopefully will brake in time.
