You also will not be able to see the house and no one should buy sight unseen without a history of doing it.If you are talking about Auction dot com or Xome or Hubzu, those come with a buyer's premium on top of the sale price between 5-10% and often have ghost bidders in the system so you will see it keep getting reset to hit a higher bottom.As a new(er) investor, auctions are where you go to lose money and take on excessive risk.

But I am open to it if I can use the security deposit to replace the carpet (not sure to what extent it is legal).I was thinking of getting landlord rental protection from Zillow to cover pet costs but my premium will probably shoot up since the place is carpeted.Would love your thoughts on this dilemma!

I am assuming the answer is "yes" to get credit card points and prevent a contractor from charging a premium on materials. 

Ironically when the market got crazy I sold most of these off as people were paying crazy prices for notes so I sold them all and made huge premium.

BUT, I am confident that while the above covers MOST situations, in a country of 300 million + people there are locations where a 12% ROI exists for a car lot - though you may be giving up the “windfall” of a developer wanting and willing to pay a premium for your lot.

Thanks for the tip.Actually, two of the girls at the house want to stay and I have switched to renting individual rooms from this point out, at a higher premium. 

I was told I would pay a premium for this type of lawyer but that they would get the problem taken care of quickly and that sometimes it’s just worth it to pay more for this.
