Also I think it adds to the premature deterioration of the carpet...just my opinion.The pad is ok if it doesn't smell, isn't saturated with pet urine or other material, and is generally pliable, and looks like it should.

Having worn the hat of both an agent and an investor (and well.. a pre-maturely balding 27 year old who has grown accustomed to wearing a lot of hats, both figuratively and literally), I can say without a doubt that I have generally gotten better responses from people when I tell them I'm an investor as opposed to an agent.

This thread covers a bunch of different issues I've seen in 10+ years of RENOVATING AND SELLING (You can look up my thread, which didn't go far about why I think even simply saying the F-word (flip) is as STUPID as shooting yourself in the foot, when Wrigley for instance will spend millions picking the name of a new gum, names, terms, etc matter to consumers and to say the biggest purchase of your life is a "flip" which to me sounds like something slapped together, I can't see ANY possible way using the f-word will NOT hurt the selling price.)I don't bother even looking anymore at anything close to the lower end and once I sell the two lower priced rehabs where I essentially had to "rehab much of the rehab" and I take the lion's share of the blame on these, as I'd taken on too much and became far too loose in my supervisory and QC duties, so I had a GC who started hiring hacks, an electrician who among other things, never bothered to pull a permit on one of the places (and when I contacted the city, who I had a great rep with-they came down hard on ME NOT HIM!!!)

I currently pay $950 per month for frustration, broken central air, a faulty fridge and stove but was told I am not allowed to have/purchase my own appliances, things in the house randomly fall apart as if shoestring and bubble gum pantomime just to satisfy me for the walk through at lease signing, Jeopardizing my income and my ability to provide quality of life for my family, and now personal injury and endangering the safety of my son and my family!
